Rental Application Requirements
Everything you need to know about applying for an SLPM property
info Important Application Information
A separate rental application must be submitted by each resident over the age of 18. A copy of a valid ID and proof of income are required with every application.
Minimum Qualifications
To qualify for an SLPM rental property, applicants must meet the following requirements:
Income Requirements
- Household gross income must be 3× monthly rent
- 2.5× for multi-unit properties in Oakland
- All income must be verifiable, stable, and consistent
- We rely on provided documentation to determine consistency
- If not met, a Guarantor is required
Credit Score
- Combined weighted credit score of 670+
- 630+ for multi-unit properties in Oakland
- If not met, a Guarantor is required
Rental History
- Provide 3 years of positive, verifiable rental history
- If not met, a Guarantor is required
Employment
- Show 2 years of employment in the same field or company
- Include documentation for multiple jobs if applicable
- If not met, a Guarantor is required
Evictions & Delinquencies
- Any unlawful detainer action or eviction will result in immediate denial
- Delinquent amounts or collections totaling over $1,000 are subject to denial
Housing Subsidy / Voucher
- Source of Income: With government rent subsidy (e.g., Section 8), we consider verifiable alternative evidence
- Government benefit payments, pay records, and bank statements accepted in lieu of credit criteria
- Housing Voucher: Must be valid for the size and type of unit being applied for

person Guarantor Requirements
If your application requires a guarantor, they must meet all other minimum qualifications for the home, and their gross income must be 4× the rent.
warning Final Disclosure
Failure to meet all minimum requirements, and/or failure to provide a qualified Guarantor when required, will result in denial of the application.
Fees & Terms
By authorizing the Application Screening Fee, you agree to the following process and conditions:
filter_1 The First-Qualified Process
We review all complete applications in the exact order they are received. The first applicant who fully meets SLPM Tenant Qualifications will be offered the unit.
receipt Fee Purpose & Timing
- • The fee covers actual screening costs (credit/background reports and agent time)
- • We only charge/process the fee when your application is being processed
- • The online application is not submitted until fee authorization is complete
replay Refund Rules
- •Retained Fee: If reviewed but denied for failing qualifications, fee is non-refundable
- •Refunds: If not reviewed (previous applicant approved), fee not processed
- • Full refund within 7 days if collected inadvertently
description Credit Report
If your fee is processed, we will automatically provide a copy of your consumer credit report within 7 days of receipt (delivery, mail, or email).
verified Accuracy
Falsified information results in automatic denial. If discovered during screening, the fee will be retained to cover processing costs.

- • If approved, you have 3 business days to submit holding deposit
- • Must view interior prior to placing deposit if not yet viewed
security Criminal Activity Information
Contact the local police departments or agencies to obtain information on criminal activity. Do not rely on information provided by SLPM.

I have read, understood, and agree to the requirements for renting with SLPM. I also understand that there may be other applicants for the property and that it may be offered to a previously submitted and qualified applicant before my own application is approved.
Application Process
Follow these simple steps to apply for an SLPM property
Gather Documents
Collect your valid ID, proof of income, employment verification, and rental history documentation.
Complete Application
Fill out the rental application online. Each resident over 18 must submit a separate application.
Authorize Screening Fee
Authorize the application screening fee. This covers credit/background checks and processing costs.
Review Process
We review applications in order received. The first fully qualified applicant is offered the unit.
Approval Decision
You'll be notified of the decision. If approved, you have 3 business days to submit holding deposit.
Move-In Ready
After holding deposit and viewing the interior (if not yet done), you're ready to move in!
