Apply to Rent an SLPM Managed Property

Your new home starts here—apply with ease by sharing your ID and income details in the application process. Each adult applies individually, and Section 8 vouchers are always welcome.

SLPM Tenant Qualifications


Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.

Each resident over the age of 18 must submit a separate rental application.

We accept Section 8 Vouchers for ALL of our rentals.

Minimum Qualifications:

  1. Income: Household gross Income must be 3 times the rent (2.5x if Multi-unit Oakland). This income must be verifiable. We do not accept temporary income as verifiable income i.e child support, worker’s comp, temporary housing assistance etc. guarantor required if not able to provide.
  2. Evictions: Any unlawful detainer action or evictions found during our investigation will result in an immediate denial.
  3. Employment: 2 years of employment in the same field or company. Provide multiple jobs if applicable. (Guarantor required if not able to provide.)
  4. Rental History: 3 years of positive verifiable rental history. (Guarantor required if not able to provide)
  5. Credit Score: Combined weighed credit score of 670+ (630+ if Multi-unit Oakland)


If you have a government rent subsidy, such as section 8, please provide any verifiable alternative evidence you may have such as government benefit payments, pay records and bank statements that you would like us to consider in lieu of credit.

  1. Delinquencies: Any amounts delinquent amounts / collections in excess of $1,000 will be subject to denial.
  2. Housing Voucher: If applicable, your housing voucher much match the bedroom count of the unit being applied for.
  3. Guarantor: If your application requires a guarantor, they must meet all qualifications for the home and their gross income must be 4 times the rent.


If you fail to meet all of our minimum requirements and do not provide a Guarantor, the application will be denied

Fees and Terms

The following Application Agreement will be signed by all applicants prior to signing a lease contract. While some of the information below may not yet be applicable to your situation, there are some provisions that may become applicable prior to signing a lease contract. In order to continue with this online application, you’ll need to review the Application Agreement carefully and acknowledge that you accept its terms.

  1. Application Fee (nonrefundable): You have delivered to our representative an application fee and this payment defrays the cost of administrative paperwork and processing. It’s nonrefundable. The online application will not be submitted until this fee has been paid. Once processing begins, you forfeit your application fee.

  2. Accuracy: Any falsified information you provide, either verbally or in writing, will be cause for automatic disqualification at any time during the process and all fees will be forfeited.

  3. Approval Reservation: SLPM does not approve applications on a “first come, first served basis”. I understand that SLPM reserves the right to check more than one application and choose the first approved completed application. Applications outside of SLPM’s approval criteria may be presented to the owner for approval. I understand that if this application is not accepted, the processing fee is non-refundable. 

  4. Credit Report: If requested I will be provided a copy of my credit report.

  5. Holding: If your application is approved by SLPM, applicant will have 3 business days from approval date to turn in a holding deposit. If I have not viewed the interior, I must view the interior prior to placing a holding deposit.

  6. Criminal Activity: The Applicant is hereby advised to contact the local police departments or agencies to obtain information on criminal activity and not to rely on any information provided by SLPM.

    Summary: I have read, understood, and met the requirements for renting with SLPM. I also understand that there may be other applicants for the property in which I am interested and that it is possible that this property can become rented before my application is approved. By submitting the $35.00 fee, I am satisfied and knowledgeable about any preexisting applicants.
