SLPM Rental Application Instructions
Before You Begin
Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.
Each resident over the age of 18 must submit a separate rental application.
We accept Section 8 Vouchers for ALL of our rentals.
Minimum Qualifications:
- Income: Household gross Income must be 3 times the rent (2.5x if Multi-unit Oakland). This income must be verifiable. We do not accept temporary income as verifiable income i.e child support, worker’s comp, temporary housing assistance etc. guarantor required if not able to provide.
- Evictions: Any unlawful detainer action or evictions found during our investigation will result in an immediate denial.
- Employment: 2 years of employment in the same field or company. Provide multiple jobs if applicable. (Guarantor required if not able to provide.)
- Rental History: 3 years of positive verifiable rental history. (Guarantor required if not able to provide)
- Credit Score: Combined weighed credit score of 670+ (630+ if Multi-unit Oakland).
If you have a government rent subsidy, such as section 8, please provide any verifiable alternative evidence you may have such as government benefit payments, pay records and bank statements that you would like us to consider in lieu of credit.
- Delinquencies: Any amounts delinquent in excess of $1,000 that could affect your wages will result in your total income being reduce by 20% to account for potential wage garnishment. Items such as, but not limited to unpaid taxes, child support, court fines, bankruptcy, etc.
- Housing Voucher: If applicable, your housing voucher much match the bedroom count of the unit being applied for.
- Guarantor: If your application requires a guarantor, they must meet all qualifications for the home and their gross income must be 4 times the rent.
If you fail to meet all of our minimum requirements and do not provide a Guarantor, the application will be denied.
Please upload all required documentation at the time of application including:
- Photo ID
- Proof of income (2 most recent pay stubs)
- If you are self-employed, last 2 year’s tax return and 6 months of bank statements
- Copy of your Housing Voucher, if applicable
We find often times landlords or employers are not responsive or cooperative; providing the following will better help us expedite the process
- W-2 Form from employers
- Cancelled rent checks or ledger from previous landlord
- Copy of your current lease and/or utility bills
- Move-out Inspection or deposit assessment from previous landlord
Additional Application Questions:
Have you ever had an unlawful detainer (eviction) filed against you?
Does your household income meet the requirements? If not, explain why.
Have you viewed the inside of the home?
Do you have subsidized housing or Section 8?
Have you been employed less than 2 years? If so provide prior employment details so we may verify.
If you are interested in more than one property? If so, list them in order of priority.
Have you ever applied with SLPM? When? Are you a previous tenant of SLPM? When?
Do you have a water bed or fish tank?
Do you understand that any future correspondence regarding my application with SLPM with be provided via text or email as to ensure accurate tracking and verification purposes
Are there any circumstances you would like us to know about your application.
Terms of Agreement
The following Application Agreement will be signed by all applicants prior to signing a lease contract. While some of the information below may not yet be applicable to your situation, there are some provisions that may become applicable prior to signing a lease contract. In order to continue with this online application, you’ll need to review the Application Agreement carefully and acknowledge that you accept its terms.
- Application Fee (nonrefundable): You have delivered to our representative an application fee in the amount indicated below, and this payment defrays the cost of administrative paperwork and processing. It’s nonrefundable. The online application will not be submitted until this fee has been paid. Once processing begins, you forfeit your application fee.
- Accuracy: Any falsified information you provide, either verbally or in writing, will be cause for automatic disqualification at any time during the process and all fees will be forfeited.
- Approval Reservation: SLPM does not approve applications on a “first come, first served basis”. I understand that SLPM reserves the right to check more than one application and choose the first approved completed application. Applications outside of SLPM approval criteria may be presented to the owner for approval. I understand that if this application is not accepted, the processing fee is non-refundable.
- Credit Report: If requested you will be provided a copy of your credit report.
- Holding: If your application is approved by SLPM, applicant will have 3 business days from approval date to turn in a holding deposit. If I have not viewed the interior, I must view the interior prior to placing a holding deposit.
- Criminal Activity: The Applicant is hereby advised to contact the local police departments or agencies to obtain information on criminal activity and not to rely on any information provided by SLPM.
- Summary: I have read, understood, and met the requirements for renting with SLPM. I also understand that there may be other applicants for the property in which I am interested and that it is possible that this property can become rented before my application is approved. By submitting the $35.00 fee, I am satisfied and knowledgeable about any pre-existing applicants.
